Lux Living wins approval for more than 900 apartments in Overland Park

Lux Living's Metcalf Village development in Overland Park is an ambitious project that encompasses 11 buildings, including apartments above retail spaces, parks, pavilions, and main streets. The project is divided into four phases, each showcasing different buildings and amenities.

  • Phase One includes a central four-story apartment building with 219 units, wrapped around a 150-space garage, a southern park, a portion of a western linear park, and associated parking and street infrastructure.
  • Phase Two consists of a three-story apartment building with 53 units and another three to four-story building with 83 apartments and 5,000 square feet of retail space. Surface parking and a small one-story garage will also be included in this phase.
  • Phase Three introduces a four-story apartment building with 274 units, wrapped around a 200-space garage. Additionally, there will be two three-story townhome buildings with a total of 25 residences, associated parking, three parks, and the majority of the outer loop road.
  • Phase Four completes the project with a pair of three to four-story apartment buildings totaling 136 units. There will also be two three-story buildings with 76 apartments, 5,000 square feet of restaurant space, a mixed-use building with 40 apartments and 20,000 square feet of retail space, and associated parking.

The amenities offered throughout Metcalf Village include large interior courtyards, a fitness center, basketball gym, theater, bowling alley, coworking space, pickleball courts, a plaza, and walking trails.

Lux Living has engaged with the neighborhood group and made revisions to the project based on feedback from area residents and stakeholders. The multiple acres of parks and public amenities not only enhance the project but also provide screening and buffering for adjacent neighbors.

With the rezoning approval secured, Lux will proceed with submitting final development plans for the first-phase multifamily building, potentially in 2024, Kevin Berman states.
