Located at Three Hallbook in Leawood, Kansas, this 4,660 sq. ft. tenant finish transforms an unfinished shell space into a dynamic first office for a growing ownership team. Directly selected and serving as the architect of the building, Hoefer Welker partnered with the client to create a space that balances professionalism with personality, a welcoming environment to host clients, alongside a relaxed workplace that reflects their culture.

Through collaborative design charrettes, the team guided programming and layout decisions, resulting in a refined lobby and boardroom for client-facing functions and an amenity-driven back-of-house space that includes a golf simulator. Careful value engineering maintained the overall design vision while aligning with budget goals. The completed office provides a polished yet approachable setting that enhances the client experience and supports team culture for Goodwin Johnston.
