CHI Immanuel Family Health Clinic - Hoefer Welker

Our team worked closely with CHI Health to ensure that the design adhered to their guiding principles of reducing waste, integrating technology, optimizing space, and improving safety and staff satisfaction. Starting with program validation, we focused on creating a streamlined, seamless process that would carry through to the project’s completion.

 

 

To provide an adequate cooling capacity of 130-150 tons, we equipped the facility with two packaged VAV DX Rooftop units of equal size. We also recommended implementing energy-saving strategies beyond the minimum code requirements, including Daylight Harvesting, Dimming, and Corridor Setback. By maximizing energy savings, we were able to minimize waste and help CHI Health achieve its overall sustainability goals.

 

 

The MEP engineering work performed involved a variety of systems. LED lighting systems were used to ensure energy efficiency and minimal environmental impact. For plumbing, a clean water system utilizing RO pure water was installed, despite being more expensive, due to its significant benefits. Additionally, we installed a water-softening system to prolong the life of mechanical equipment.

A hot water recirculation system was also implemented, including compliance with ASHRAE 170, which requires recirc water to be within two feet of a sink. All of these systems were designed and installed, focusing on optimal performance and energy efficiency, in line with modern engineering principles. A backup generator was also included on site, providing an extra layer of protection and ensuring continuity of power supply.
