Hoefer Welker designed the first hotel at Bluhawk, Price Brothers’ 277-acre mixed-use destination in south Overland Park. The district is anchored by AdventHealth Sports Park, a youth and amateur sports complex, with commercial and residential development planned around it so visiting families can spend a full tournament weekend on site.
The hotel sits adjacent to the sports park and south of the district’s retail core, establishing hospitality as a working component of the campus. The four-story building was designed for the district’s primary visitor: teams and families who arrive together for multi-day events and move between the fields, restaurants and shops throughout the day. The ground floor brings the lobby, market, breakfast area, meeting space, fitness room and indoor pool together on one public level, giving groups a place to gather between games. Exterior materials and massing were refined through the City of Overland Park’s development review to fit the district’s established character.
